Here’s a recap of the Greenville County Planning Commission Nov. 15 meeting:
Denied: McKittrick Estates
McKittrick Estates is a proposed rural conservation subdivision to be located near the intersection of McKittrick Bridge Road and Terry Road southwest of Fountain Inn. The subdivision would include 13 lots on 12.2 acres for a density of 1.07 units per acre.
Although the proposed development’s location is currently unzoned, the Greenville County Comprehensive Plan designated it for future land use as a rural workspace. The recommended density of this designation is one unit per two or more acres.
Residents of the area raised several concerns, including how this subdivision, given its density and lack of public access point, would affect spring waters and their ways of life.
The commission denied the application unanimously.
Denied: Woodland Summit
Woodland Summit is a proposed subdivision in Five Forks near Woodruff Road and Scuffletown Road in a residential suburban district (R-S) and single-family residential zoning districts (R-12). It would include 88 lots on 37.35 acres at a density of 2.35 units per acre. The subdivision would have access points off Five Forks Road and Adams Mill Road.
The public raised concerns about the area’s traffic incident data, the development’s topography, the lack of road improvements, and the lack of external sidewalks, noting the rising cost of Greenville’s road maintenance.
The commission discussed the traffic concerns and lack of accessibility to the proposed development and denied the application, 5-3.
Approved: Valley Cove Farms
Valley Cove Farms Tract is a proposed residential development near West Georgia Road and Fork Shoals Road. It would consist of 371 lots on 280.45 acres, for a density of 1.32 units per acre.
No one spoke in favor or opposition to this development.
The commission approved this subdivision unanimously.
Approved: Rocky Creek Villas
Rocky Creek Villas is a proposed residential community consisting of 21 lots totaling 12.36 acres near the intersection of West Georgia Road and Rocky Creek Road west of Simpsonville. The site’s future land use, as designated by the plan, would be a suburban neighborhood.
No one spoke in favor or opposition to this development.
The commission approved the subdivision unanimously.
