Here is a recap of the Greenville County Planning Commission meeting on July 24.
Approved: Rosemary Grove
Rosemary Grove is a proposed cluster subdivision located near Garlington and Roper Mountain roads. The subdivision’s total area would include 13.61 acres with 24 total lots yielding a density of roughly 1.76 dwellings per acre.
Questions were raised about how the plan for this subdivision may affect the potential for flooding of nearby Shannon Creek and walkability to Lake Forest Elementary School.
The commission unanimously approved both the application and the variance.
Approved: Laurens Glen
Laurens Glen is a proposed development along McKinney and Jonesville roads south of Five Forks. The subdivision would total 36.93 acres with 62 lots for a total density of roughly 1.68 units per acre.
While one member of the community spoke against the development given its density, some of the land’s previous owners were in favor of the proposed subdivision. Those in favor felt it would be an asset to the area.
The application also came with a secondary application for a variance from the Greenville County Land Development Regulations section 8.8.1A which requires a subdivision with over 30 lots to create a secondary entrance for residents.
The commission approved both the variance and the application unanimously.
Variance
Variance from Land Development Regulation 10.3.7 denoting the requirement for a screen separating roof-mounted mechanical equipment from public roads or nearby properties if intended for commercial use. In this instance, the equipment was an HVAC system for a business going into University Square. It was approved unanimously.
