City of Greenville has planned several open houses to gather public input as the city rewrites development codes as part of the GVL2040 comprehensive plan.
The areas include North Laurens Road, McAlister Square, Augusta-Mauldin-Pleasantburg, Greater Sullivan and Stone + Main. The city has been working with consultants on implementation of new development code, and they hope to identify opportunities and issues.
Why staying informed matters
Development affects everyone and it’s is not the comprehensive plan that dictates development — it’s the development (a.k.a. zoning) code. As a result, the code must be updated to align with three main priorities set forth in GVL2040:
- Ensure 35% of the city’s remaining vacant land is preserved for parks and other green spaces
- Make sure 10% of all new housing is both high-quality and income-restricted (i.e., is considered affordable)
- Create a safe, flexible mobility plan that will make Greenvillians less dependent on cars.
The code-rewrite is in the draft phase and is being guided by a series of already-completed “small area development” plans for each of the city’s unique neighborhoods and districts. The only one left in progress, according to the city’s site, is the plan for the Village of West Greenville. What’s next is the revision and adoption phase that the city hopes to have done by Christmas. Getting a new code on the books requires getting initial approval from the city’s Planning Commission which sends it on to City Council for final approval.
Consultants will share zoning information and findings specific to each areas and attendees will have the opportunity to provide feedback. There will not be a formal presentation, and the public is invited to stop by at any point during the hours listed below.
