Here’s a recap of the Greenville County Planning Commission meeting on Oct. 23.
Denied: Patriot Place Taylors subdivision
Patriot Place is a proposed subdivision with access along Stallings Road and Monarch Place in the Taylors community near Pebble Creek Golf Course.
The subdivision would see a density of roughly 2.27 units per acre, with a proposed 28 lots on a total of 11.42 acres. No one spoke in favor or opposition to this application but there was some dislike of the cluster design between commissioners. Specifically, it was mentioned that portions of the land are unable to be developed and meaningful proportions were not give in the plat drawing.
The commission denied this application 5-3.
Approved: Glengarry Park subdivision
Glengarry Park is a proposed cluster subdivision with access along Emily Lane and Pine Drive located between the Gantt and Woodville communities.
The subdivision would see a density of roughly 6.58 units per acre, with a proposed 226 lots on a total of 34.30 acres.
The neighborhood would have two ingress and egress points, seven internal roads, two retention ponds, a 20-foot buffer around the site’s perimeter and a dog park.
No one spoke in opposition of the application although the site’s engineer was present to speak in favor and answer questions. The engineer, Waverly Wilkes of Gray Engineering Consultants, did note that the design provides for roughly 14 acres of green space and areas for parking near the dog park.
The commission unanimously approved the application.
Denied: Bellewyn subdivision
The Bellewyn Subdivision is a proposed cluster subdivision with access along South Batesville Road and Kings Mountain Drive between the Woodberry and Brookhaven communities.
The subdivision would see a density of roughly 3.72 units per acre, with a proposed 72 lots on a total of 19.34 acres.
Members of the public raised concerns questioning how this cluster subdivision would impact existing through-traffic in the area. The public also noted the proximity of the proposed subdivision to Buena Vista Elementary School.
A first vote was tied, with some members feeling the design was too dense. A second vote ended with denial of the proposed subdivision by a 5-3 vote.
