When thinking about listing your home for sale, it’s wise to confer with at least two different brokerages.
Take notes, ask lots of questions, and make sure you get real answers.
Without fail, sellers routinely overlook the most important question of all.
Do you have a buyer for my home?
Why is this so important, you ask? Here’s why:
Recently, a listing agent crowed on social media about selling his own listing, in just a few days, to his own buyer client. That’s great … or is it? Sounds like a win-win for the two parties, but especially for the agent who’s having a good year that week.
When did the listing agent know and disclose to the seller that they had a buyer for the house? Did that agent price the house for the seller, or for their buyer?
Too many agents either don’t know, or somehow forget, that failing to disclose up front that they have an interested buyer client for the seller’s home is an ethics violation.
When a prospective listing agent says, “Sure, I have at least three buyers for your home!”
Your next question should be: “Why did I have to ask you in order to learn that?”
At Herlong Sotheby’s Realty, you don’t have to ask. Our Complete Client Transparency policy never leaves our clients in the dark. Call us to learn more, we always call you right back.
